Lawlor Burns & Associates provided Quantity Surveying services for the construction of a 63-unit housing development adjacent to the Min Ryan Park in Wexford. This innovative project, designed by Shay Cleary Architects and Cullen Payne Architects, is a pioneering example of Low Rise High Density housing, balancing cost-effectiveness, sustainability, and modern living.
KEY FEATURES:
- 50 single ensuite bedrooms, enhancing patient privacy, comfort, and care.
- Includes 4 neutral pressure isolation rooms, adhering to HBN 04-01 S1 standards for advanced infection control.
- Flexible ward design allows for adjustments to meet fluctuating patient demand levels.
- A linked corridor connects the new ward block to the existing hospital, ensuring seamless integration.
CHALLENGES & CONSIDERATIONS:
- Ground conditions: Weak soil strata required innovative ground improvement solutions using vibro stone columns, avoiding the need for piled foundations.
- Sustainability: The project focused on delivering energy-efficient homes, optimising the building envelope, and incorporating renewable energy systems.
- Cost management: Lawlor Burns ensured cost efficiency while maintaining quality, working closely with the architects and engineers to streamline designs and achieve project goals.
