Lawlor Burns & Associates provided Quantity Surveying services for the construction of a 63-unit housing development adjacent to the Min Ryan Park in Wexford. This innovative project, designed by Shay Cleary Architects and Cullen Payne Architects, is a pioneering example of Low Rise High Density housing, balancing cost-effectiveness, sustainability, and modern living.

  

KEY FEATURES:

  • 50 single ensuite bedrooms, enhancing patient privacy, comfort, and care.
  • Includes 4 neutral pressure isolation rooms, adhering to HBN 04-01 S1 standards for advanced infection control.
  • Flexible ward design allows for adjustments to meet fluctuating patient demand levels.
  • A linked corridor connects the new ward block to the existing hospital, ensuring seamless integration.

  

CHALLENGES & CONSIDERATIONS:

  • Ground conditions: Weak soil strata required innovative ground improvement solutions using vibro stone columns, avoiding the need for piled foundations.
  • Sustainability: The project focused on delivering energy-efficient homes, optimising the building envelope, and incorporating renewable energy systems.
  • Cost management: Lawlor Burns ensured cost efficiency while maintaining quality, working closely with the architects and engineers to streamline designs and achieve project goals.

 

COLLABORATIVE TEAMWORK:

Lawlor Burns & Associates worked closely with Wexford County Council, Shay Cleary Architects, and Cullen Payne Architects to ensure cost efficiency and alignment with project goals. Collaboration with Cundall and Garland Consultancy further supported innovative structural and environmental solutions.

As this project moves closer to completion, it showcases a pioneering approach to housing development. The design provides apartment-level densities while maintaining cost-effectiveness and a strong sense of community, making it a significant step forward for modern housing solutions in Ireland.
