Planning Secured for Housing Development in Pendle

We are delighted to announce that planning has been secured for a 140 unit housing development in Pendle, on the former Riverside Mill Site. Lawlor Burns and Associates are playing multiple roles within this project, as client representatives, Project Managers, and Quantity Surveyors.

 

The project aims to address the pressing need for affordable housing in the area, consisting of one-bed to two-bed apartments and  two-bed to four-bed houses. To further enhance the locale, landscape improvements will also take place, opening up a section of the river, with the opportunity for a pocket park in the centre of the development.

 

This development is situated on a former industrial site nestled within a predominantly residential neighbourhood. Encompassing an expansive area of 2.79 hectares, the location holds a strategic advantage. The town centre is conveniently accessible, merely a 4-minute drive or a 12-minute walk away. The surrounding area already offers abundant local amenities, with a school nearby, easy access to public transport links, and improved cycling and pedestrian routes for enhanced connectivity throughout the site.

Planning Submitted for UK Housing Development in Nelson, Pendle

Lawlor Burns and Associates are delighted to announce a project update that a planning application has been submitted for the site at Charles Street in Nelson.

The project will consist of 140 residential units with the apartments ranging from one-bed to two-bed properties, while houses will range from two-bed to four-bed.

Lawlor Burns and Associates are acting as client representatives, Project Managers, and quantity surveyors on this ambitious project, which will provide much needed affordable housing to the area.

The location for this development is a former industrial site in the middle of a primarily residential area.

Spanning over 2.79 ha. The site is advantageously located, with the town centre easily accessed just 4 minutes away by car, and 12 minutes on foot. The area already boasts ample local amenities, with a school adjacent and nearby access to public transport links and local cycle infrastructure and pedestrian routes included to improve the connectivity across the site.

Significant landscape improvements will also take place across the site to enhance the area. This may include planting of mixed native and ornamental trees, open green space, a riverside park, rain gardens and seating. Plans place a strong emphasis on uncovering and opening up the river which flows through the site, making it a prominent feature within the neighbourhood.

Planning Permission Granted for Strategic Housing Development in Raheen, Limerick

We are thrilled to announce that planning permission has been granted for a significant Strategic Housing Development in Raheen, Limerick. Lawlor Burns and Associates are delighted to be providing our our project management and cost management services for this project. 

Plans for the development include almost 400 residential units, consisting of 202 houses, and 182 apartments and duplexes. This will help to tackle Limerick housing pressures and create housing for all manner of homeowners, from first-time buyers, to cost rental properties and social housing. The development will also include a creche facility which will provide ample childcare spaces for families in the area.

Sustainability will be at the forefront of this project, with almost a third of the former greenfield site to be dedicated towards open spaces for residents to enjoy. This will include large courtyards, wooded areas, cycle pathways, pedestrianised walkways and a playground for children. A perimeter cycle track and more than 300 spaces for bicycle parking will also be provided.

Speaking on the approved planning, our Managing Director Gary Lawlor said “This development will see 202 houses; 156 Apartments and 26 duplexes delivered.  By adding this housing stock, it will help to ease the housing pressure in the local vicinity, making rents and housing more affordable for others. It will also mean that Limerick can remain competitive in attracting large scale foreign direct investment into Our City.

Planning Permission Submitted for almost 400 Homes in Raheen, Limerick

We are delighted to announce that planning permission has been submitted for new strategic housing development in Raheen, Limerick. Planning has been fast tracked directly to An Bord Pleanala to advance faster in the delivery process. Lawlor Burns and Associates are providing our project management and cost management services for this development.

If approved, this project could create 400 new homes to the area, consisting of 202 houses, 156 apartments, and 26 duplexes. Out of these homes, 156 will be three-bed units, 24 four-bed and 20 two-bed. 10 four-bed, 10 three-bed, and 6 two-bed duplex homes have also been planned. Regarding apartments, these will be comprised of 92 three-bed units, 18 three-bed units, and 46 single bedroom apartments.

The proposed development will also include a creche facility that will provide 79 childcare places to families in the area. 377 car parking spaces and 311 bicycle parking spaces have also been planned.

Speaking to the Limerick Leader newspaper, our Managing Director Gary Lawlor said: “Today’s announcement demonstrates our commitment to Limerick. Limerick is a thriving city and county with a growing population and workforce. In recent weeks hundreds of high-end jobs have been announced for the city and many of these workers will be seeking high-quality housing to live in. This proposed development offers this housing solution.

The site for the development has access to the R510 and is close to all local amenities such as shops, educational facilities, centres of employment, parks and hospitals. Almost one-third of the development will be reserved for open spaces, such as a playground, large courtyards, wooded areas, cycle pathways and pedestrian walkways

We are submitting these plans as we want to see this site, close to Limerick City developed and help address the City and County’s housing need. If permission is granted, we would hope to begin construction as soon as possible.”

Handover of 32-Unit Development Round Gardens City West to South Dublin Co Co

Lawlor Burns are pleased to announce the hand of over to South Dublin Co Co of the 32-unit development at Round Gardens City West. We provided our Project Management, Quantity Surveying and Construction Management services, with the team been led by Steven Lawlor as Project Director and Kenny Laurence as Contracts Manger.

The units were originally built as golf suites back in the mid to late 90s and had fallen into serious disrepair due to the property crash. Although the units had stayed in use, they were very much short term and of very poor standards.

The units needed extensive and technically challenging refurbishment, but the team delivered a very high standard unit suitable for safe and secure long-term accommodation for families on the housing list in the area.

The Lawlor Burns team have delivered circa 500 refurbished units nationwide to both private purchasers, AHBs and the various local authorities over the past 3 years.

Managing Director Gary Lawlor said, this latest handover is a credit to the hard work and diligence of the team who persevered with the project despite the very challenging conditions of the covid pandemic, and he also thanked the design team led by Gary Quigley QDM Architects, RediResi Client representatives Mike Stack and John Hickie and the SDCC technical and legal teams for all the support they gave throughout the process.

New Plans for Punches Cross Student Village

Lawlor Burns & Associates are pleased to announce that a fresh planning application has been lodged to An Bord Pleanala for the student accommodation for Punches Cross Student Village in Limerick on behalf of their client Cloncaragh Developments.

The application has been lodged under the SHD fast track planning legislation. This proposed student village will provide 100 apartments accommodating over 300 students with the facility designed to meet the needs of those studying at Mary Immaculate College, the University of Limerick (UL) and the Limerick Institute of Technology (LIT).

The development will cover an area over 11,000 square metres at a development site that has been empty for over ten years. Two small ancillary commercial units as part of the student services will also be developed for this project.

Gary Lawlor said “The Punches Cross Student Village project will transform and regenerate a vacant site in Limerick, which has lain idle for 20 years. It will also be helping to address Limerick’s serious student accommodation and housing needs in the city”.

Lawlor Burns & Associates Hand Over 13 Apartments at Drummin Village to Focus Ireland & Tipperary County Council

Just in time for Christmas! We are delighted to announce that our construction management team at Lawlor Burns & Associates handed over 13 two bed apartments at Drummin Village, Nenagh, Co Tipperary, to Focus Ireland and Tipperary County Council on behalf of Opalage Limited.

The Lawlor Burns & Associates construction management team carried out extensive refurbishment to the units and common areas and completed as turnkey apartments. The apartments were abandoned as shell and core in 2008, and as part of the overall site resolution plan agreed with Tipperary County Council in 2016, this will bring the total number of units to 100 out 147 that have been returned to the market as family homes.

This complex project was delivered in a live occupied housing estate, over a 12 month period. The delivery team was led by Steven Lawlor and Kenny Laurence with Gary Quigley of QDM Architects as lead design and Colm Cashman, of CLC engineers for Focus Ireland.

Lawlor Burns & Associates recently provided full quantity surveying services for the Health Service Executive in the provision of two single-storey community dwellings at Church View, Parkmore, Roscrea, Co. Lawlor Burns & Associates Provide Quantity Surveying Services for New Gaelscoil an Ghoirt Álainn at Murmont Avenue in Cork

Lawlor Burns & Associates recently provided Quantity Surveying services for the Department of Education & Skills on the new Gaelscoil an Ghoirt Álainn at Murmont Avenue, Montenotte, Cork. The €5m works were recently handed-over by Conack Construction and comprises of a new two-storey 16-classroom national school building, associated teaching spaces, offices, general purpose hall, special needs units, associated car and bus parking, off-street drop-off and collection area.

Lawlor Burns & Associates Construction Management Team Completing Apartments in Drummin Village in Nenagh

Lawlor Burns & Associates are delighted to announce that our Construction Management team working under the Covid 19 health and safety restrictions are completing 13 two bed apartments in Drummin Village in Nenagh that were abandoned as shell and core in 2008, as part of the overall site resolution plan agreed with Tipperary County Council in 2016.

This will bring the total number of units to 100 out of 147 that have been returned to the market as family homes. All the apartments at Drummin Village will be finished to an extremely high standard with high levels of energy efficiency.

Drummin Village consists of large 3 and 4 bedroom homes. There are two styles of houses available. Three or four bedroom semi-detached houses along with 3 bedroom terrace houses. Along with the houses there is 30 well-appointed apartments which are available in various sizes throughout Drummin Village.
