Handover of 32-Unit Development Round Gardens City West to South Dublin Co Co

Lawlor Burns are pleased to announce the hand of over to South Dublin Co Co of the 32-unit development at Round Gardens City West. We provided our Project Management, Quantity Surveying and Construction Management services, with the team been led by Steven Lawlor as Project Director and Kenny Laurence as Contracts Manger.

The units were originally built as golf suites back in the mid to late 90s and had fallen into serious disrepair due to the property crash. Although the units had stayed in use, they were very much short term and of very poor standards.

The units needed extensive and technically challenging refurbishment, but the team delivered a very high standard unit suitable for safe and secure long-term accommodation for families on the housing list in the area.

The Lawlor Burns team have delivered circa 500 refurbished units nationwide to both private purchasers, AHBs and the various local authorities over the past 3 years.

Managing Director Gary Lawlor said, this latest handover is a credit to the hard work and diligence of the team who persevered with the project despite the very challenging conditions of the covid pandemic, and he also thanked the design team led by Gary Quigley QDM Architects, RediResi Client representatives Mike Stack and John Hickie and the SDCC technical and legal teams for all the support they gave throughout the process.

Lawlor Burns & Associates Appointed Quantity Surveyors for Newcastle West Primary Care Centre

Lawlor Burns & Associates were recently appointed as quantity surveyors for the new development project for the Primary Care Centre in Newcastle West. The Care Centre will be a 40,000ft² healthcare campus for the people of West Limerick. It was granted permission in November 2019 and is due to go to site this May.

The Primary Care Centre building will be on the site of the former Pallas Foods chicken processing factory. It will have a GP clinic and will include HSE primary care services and diagnostic facilities including radiology and ultrasound. This new multi-million euro development will accommodate Tusla while also providing services such as occupational therapy, dentistry, physiotherapy and ophthalmology services.

A café and pharmacy will also be part of the new development, with 120 car parking spaces and covered bicycle parking allowing for comfortable access for patients and service users.

Lawlor Burns & Associates Successfully Complete Project Work on Wasdell Pharmaceutical Plant

Lawlor Burns & Associates recently provided our Cost Management and Quantity Surveyor services on the fast tracked IDA supported Wasdell Group pharmaceuticals packaging plant in Dundalk. The Lawlor Burns & Associates team was led by Brian O’ Sullivan who worked diligently to bring our quantity surveyor services and the project to the clients budget. The project team was led by Neil Fanning of OCA Architects. We would like to congratulate Neil on a fantastic project which was completed within a very tight program.

The Wasdell Group pharmaceuticals packaging plant has been been built in the IDA Dundalk Science and Technology Park in Mullagharlin, Dundalk and the facility is Wasdell’s first plant outside of the UK.

The new packaging facility will enable Wasdell to serve customers in the European pharmaceutical industry. It will carry out drug testing, production of primary and secondary packaging, and distribution in Europe and international markets. The project is backed by the Irish Government and is expected to generate 300 jobs.

The location has various transport connections for product shipment, being within one hour’s journey from Dublin and Belfast via the motorway. In addition, it is around a 70 minute journey from the site to Belfast City and Belfast International airports.

The site is also close to four deep water ports located within a one-hour drive. It is also well-connected by rail links to Dublin and Belfast. The Irish plant is currently occupying 2.88 hectares. Wasdell holds land options to expand the site by another 2.68 hectares.

The site houses a 70,000ft² packaging plant, including 12 production suites. It also includes quality control (QC) import testing facilities, state-of-the-art packaging technologies, and storage and distribution facilities.

King Johns Castle Limerick | Lawlor Burns & Associates

The re-development and quantity surveying services of King Johns Castle comprised a complete refit of the existing visitor centre at the castle and included the adjoining Castle Lane buildings, along with repair work to the towers and courtyard of the main castle building.

Visitors progress from Castle Lane into the undercroft of the visitor centre via a new stepped ramp at the exterior of the eastern side of the bastion, leading to a doorway adjacent to the northern flank of the bastion. The undercroft showcases the large archaeologically excavated area where numerous discoveries were made in 1990/1.

The highlight of the courtyard is the great hall excavation adjacent to the western curtain wall. This area has never been made accessible to the public before. A new series of steps and decking were installed bringing visitors down into the hall remains for the first time.

The great towers, (nos 1-5) that constitute the key components of the surviving fabric of the monument, are fully integrated into the scope of the project. New display material was  commissioned for each of the towers. The ground floor of the visitor centre has been reserved for retail activity, including a shop and a cafe, with a terrace extending onto the courtyard side.

DESCRIPTION: Lawlor Burns & Associates provided full Quantity Surveying Services for the HSE for the new €5m Endoscopy and Close Observation facilities at Kerry General Hospital, Tralee, Co Kerry.

Works included the refurbishment and extension of an existing former laundry building to provide Endoscopy screening facilities, incorporating a mezzanine for staff facilities and also a roof-lit double height treatment area.  The new extension includes a curved glazed element, with timber clad canopy.

A new single storey Close Observation Unit and Occupational Therapy facilities for the Acute Inpatients Unit was also developed.  The internal fit-out was to a high specification and included atrium, stainless steel fitted kitchen, with anti-ligature design principles.  The schedule of accommodation included Seclusion/De-Escalation Room, Observation Room, Bedrooms & En-suites, Kitchenette, Day & Dining Room, Quiet Room, Office/Staff Room, Clinical Room, Dirty Utility/Sluice Room, Task/Creative Activities Room and a Group Room.

The project involved work adjacent to live hospital environment.  Works were procured and administered under the GCC form of contract.
