Lawlor Burns & Associates Construction Management Team Completing Apartments in Drummin Village in Nenagh

Lawlor Burns & Associates are delighted to announce that our Construction Management team working under the Covid 19 health and safety restrictions are completing 13 two bed apartments in Drummin Village in Nenagh that were abandoned as shell and core in 2008, as part of the overall site resolution plan agreed with Tipperary County Council in 2016.

This will bring the total number of units to 100 out of 147 that have been returned to the market as family homes. All the apartments at Drummin Village will be finished to an extremely high standard with high levels of energy efficiency.

Drummin Village consists of large 3 and 4 bedroom homes. There are two styles of houses available. Three or four bedroom semi-detached houses along with 3 bedroom terrace houses. Along with the houses there is 30 well-appointed apartments which are available in various sizes throughout Drummin Village.

Residential Care Centre - Tuam

Planning Permission for New 50 Bed Residential Care Centre in Tuam, Co. Galway has been Granted

Planning permission for a new 50 Bed Residential Care Centre at Sean Purcell Road, Tuam, Co. Galway has recently being granted, where Lawlor Burns & Associates are providing full quantity surveying services for the Health Service Executive. To-date the project has progressed promptly through the project stages and we look forward to continuing our work in the preparation of tender documentation for the new building in the coming months.

The site is a green field site and the brief is to provide 50-bedrooms and a Day Care Centre which will form the basis of community activities focused on the local elderly population. The new facility will allow more elderly people from Tuam and its hinterland to remain in their community.

Whispering House

Whispering House Designed by Coady Architects Shortlisted for RIAI Public Choice Award 2020

Lawlor Burns & Associates are delighted to see that Whispering House, a central hub designed by Coady Architects for St. Columba’s College has been shortlisted for the RIAI Public Choice Award 2020, We provided our full quantity surveying services on the project.

The project delivered by Mythen Construction created a vibrant central hub for the students, staff and visitors of St. Columba’s College. The building includes two distinct elements, a glazed pavilion set within the historic walled garden, reflective of glasshouses that had originally been on the site and a two-story block with a servery on first floor with a lower entrance, toilets and boiler house below.

The nature of the works involved the deconstruction and reinstatement of part of the historic stone garden wall. The building forms part of the informal circulation routes inter weaving between and through buildings on the campus. The entrance at lower level leads to the accommodation stairs rising to the social space on first floor which in turn adjoins the south facing garden pavilion providing a large interconnected social space for both informal and formal events.

The development has been “transformative” for the college and has hosted a number of events since its completion, including its official opening when it was opened by the Minister for Culture, Heritage and the Gaeltacht.

St Anne’s Community Nursing Unit

Lawlor Burns & Associates Appointed Quantity Surveyors for St. Anne’s Community Nursing Unit Project

Lawlor Burns & Associates have being appointed to provide full quantity surveying services for the Health Service Executive in the extension and refurbishment of St Anne’s Community Nursing Unit, Clifden, Co. Galway. The brief is for a 50-bed new build extension and internal re-modelling of the existing care home, which is part of the HIQA national programme to build replacement residential care centres for older people’s service. The proposed bedroom block is proposed to be two-storey, providing 25-beds per floor with a two-storey link in connecting to the existing building.

University Hospital Galway - Cardiac Catheter Laboratory Replacement

Varming Consulting Engineers Shortlisted for the 2020 Association of Consulting Engineers of Ireland Award

Lawlor Burns & Associates recently provided full quantity surveying services for the Health Service Executive in the provision of Cardiac Catheter Laboratories & Cardiothoracic Departments at University Hospital, Galway. The new Cardiac Catheterisation Department in University Hospital Galway provides invasive cardiology diagnostic and interventional services for the HSE West Region.

The €5m works were recently successfully handed-over by Carey Building Contractors and included the striping-out of an existing Coronary Care Unit and re-planning it to provide two new Cardiac Catheter laboratory suites, directly adjacent to two existing Cardiac Catheter Labs, which remained functioning during the works.

The project involved complex mechanical and electrical installations and was one of our first projects where the mechanical and electrical specialist were procured as Reserved Specialists and we prepared associated Mechanical and Electrical Pricing Documents. The project was completed promptly and very successfully, with Varming Consulting Engineers Services Engineers recently shortlisted for the 2020 Association of Consulting Engineers of Ireland “Innovation” Award for their project work. Ballybunion Respond Houses

Lawlor Burns & Associates Handover Five Additional Units to Respond and Kerry County Council

Lawlor Burns & Associates are very proud to announce that our Construction Management team handed over five additional units in Dun Ard Ballybunion to Respond and Kerry County Council last week. This now brings the total number to 21 Units, and is a credit to all the team to have delivered these units in such difficult times due to Covid 19 restrictions.

On behalf of Opalage Limited, the Lawlor Burns & Associates Construction Management team carried out extensive refurbishment of the abandoned units and in conjunction with KCC and Irish Water implemented a full site resolution plan to deal with the infrastructural deficit’s and provided turnkey houses for Respond clients to occupy.

This complex project was delivered in a live occupied housing estate, in a phased basis over a 12 month period. The delivery team was led by Steven Lawlor and Tommy Costello with Gary Quigley QDM Architects and David O’Malley of Hutch O’Malley Engineers lead design.

Primary Care Centre- Newcastle West

Lawlor Burns & Associates Appointed Quantity Surveyors for Newcastle West Primary Care Centre

Lawlor Burns & Associates were recently appointed as quantity surveyors for the new development project for the Primary Care Centre in Newcastle West. The Care Centre will be a 40,000ft² healthcare campus for the people of West Limerick. It was granted permission in November 2019 and is due to go to site this May.

The Primary Care Centre building will be on the site of the former Pallas Foods chicken processing factory. It will have a GP clinic and will include HSE primary care services and diagnostic facilities including radiology and ultrasound. This new multi-million euro development will accommodate Tusla while also providing services such as occupational therapy, dentistry, physiotherapy and ophthalmology services.

A café and pharmacy will also be part of the new development, with 120 car parking spaces and covered bicycle parking allowing for comfortable access for patients and service users.

Quantity Surveying Services - Tusla - St Joseph’s Hospital

Lawlor Burns & Associates Providing Quantity Surveying Services for Tusla Headquarters at St Joseph’s Hospital

Lawlor Burns & Associates are delighted to announce that we will be providing Quantity Surveying Services for Tusla for their new regional headquarters at St Joseph’s Hospital, Mulgrave Street, Limerick. Nautic Construction have  been appointed as the main contractor.

The work involves the construction of a new three-storey extension connected to an existing protected structure, while the three-storey protected structure building will be internally renovated, altered and refurbished to provide consultation and meeting rooms, offices, stores and a plant room.  The site works will include provision of car parking spaces, site fittings, drainage, electrical and mechanical services and landscaping.

Industry Certification for our Project Development Work with Shannon Commercial Properties and Jaguar Land Rover

Lawlor Burns & Associates were delighted to receive some good news about our recently completed new build commercial office development with Shannon Commercial Properties and Jaguar Land Rover which cost €15 million to complete.

Jaguar Land Rover have located their new software engineering centre at two, brand new state-of-the-art buildings at the Shannon Free Zone. The buildings have been newly developed by Shannon Commercial Properties, a Shannon Group company, as part of a first phase development of its wider investment programme launched at the Free Zone in 2015. The programme is aimed at developing cutting edge office/commercial space capable of enable IDA and Enterprise Ireland to attract new FDI and indigenous companies and bring additional employment into the region.

Jaguar now occupy Block C (an office block) and Block E (separate testing facility). The development has received LEED v4 Commercial Interior (CI) Gold certification in respect of the fit-out works. Meanwhile, the base buildings achieved LEED v3 Core and Shell (CS) certification. The fitout took advantage of the base buildings Solar PV and Rainwater Harvesting.

Social Housing Leasing Projects - Round Gardens Citywest

Lawlor Burns & Associates Appointed by RediResi Icorp for Long Term Social Housing Leasing Projects

Lawlor Burns & Associates are pleased to announce our appointment by RediResi Icorp to provide full Project Management, Quantity Surveying and Construction Management services for their long term social housing leasing projects in the Republic of Ireland.

RediResi have secured funding of €91,000,000.00 from their funding partners NatWest Markets PLC and the global investment boutique Alvarium Investments to procure and refurbish up to circa 500 turnkey units nationwide for long term leasing by the country’s Local Authorities.

This is the first of three phases and RediResi have targeted providing in excess of 2,000 additional social housing units through long term leasing over the next 2 years. The Long Term Social Housing Leasing Scheme is a pillar part of the government’s plan to supply 50,000 social housing homes before the end of 2021.

The refurbishment of the first 51 units is commencing on site in February for South Dublin and Fingal County Councils.
